When a property is sold the following extra costs (which are not included in the figures above) may be payable;
- Identity and AML verification check - £30 + VAT per person. (If we act for you on a sale and purchase in a chain, this fee will only be charged once).
- Obtaining official copies of the Title from the Land Registry. £15 + VAT – if your property has more than one title or your buyer’s solicitor requires further documents referred to in your title there may be additional charges.
- Telegraphic Transfer Fee (CHAPS) £30 + VAT. This covers the cost of transmission of funds, if you have more than one Lender or you require us to transfer funds to your account additional telegraphic transfer fees may be payable.
- Consumer Bank Account Check £3.75 + VAT to comply with due diligence and safeguard against the potential for cybercrime a charge will be made to check the validity of your bank account, when there is a balance due to you.
VAT is charged at 20%
Other charges to be considered;
- In the case of a leasehold property on a freehold property subject to maintenance charge additional charges may be payable to the Landlord or managing agent for example the provision of a leasehold or management pack. These charges are subject to variation but are likely to be in the region of £300 to £600 plus VAT.
- Indemnity insurance policy. In the event that an indemnity insurance policy is required a quotation will be obtained from our insurers and provided to you for your approval.
Our legal fees are calculated on a fixed fee basis, however unforeseen complications in some instances do arise, and these may increase the costs of our service. For example these could include;
- If the legal title is defective or is unregistered.
- If your property is leasehold and the lease needs to be extended.
- If you are selling more than one title or parcel of land.
Should we feel it necessary to vary our legal fees we would explain to you why we would need to do so.
When a property is purchased the following extra costs (which are not included in the figures above) may be payable;
- Identity and AML verification check - £30 + VAT per person (if we act for you on a sale and a purchase in the same chain, this fee will only be charged once).
- Stamp Duty Land Tax Return fee - £5 + VAT we will attend to the preparation of the Stamp Duty Land Tax return which we will submit to HMRC together with the payment of the Stamp Duty Land Tax.
- Conveyancing Searches – we will ask you to make payment directly to our search provider for the searches which will be carried out on your behalf. Search Fees vary according to the area but are likely to be in the region of £400. If additional searches are required we will advise you if these are relevant once we have reviewed the Contract paperwork.
- Declaration of Trust - £350 + VAT – Should you require a Declaration of Trust setting out the shares in which you will own the property it is recommended that you contact us to discuss your specific requirements.
- Telegraphic Transfer Fee (CHAPS) £30 + VAT. This covers the cost of transmission of funds to the seller’s solicitor on the day of completion.
- Seller’s Solicitor bank account verification check - £18.00 + VAT. Online fraud is a real threat and in order to safeguard your interests against cybercrime an account verification check will be carried out against the seller’s solicitor to ensure that the bank account details provided are legitimate.
- Land Registry searches - £7.00 + VAT – We will carry out searches with the Land Registry prior to completion. If you are obtaining a mortgage we will need to carry out bankruptcy searches against each named party. If the property you are purchasing has multiple parcels of land or titles additional Land Registry searches will apply.
- Land Registry registration fees: These are dependent on the purchase price of the property. If the property you are purchasing is not currently registered, is a new build property or includes multiple parcels of land the Land Registry registration fees may be subject to variation. - Stamp Duty Land Tax: This will depend on the purchase price of your property and whether you own or have any other interest in another property. To calculate the amount of Stamp Duty you will need to pay, please visit HMRCs website https://www.tax.service.gov.uk/calculate-stamp-duty-land-tax/#!/intro or if the property is located in Wales, the amount of Land Transactions Tax can be calculated here https://www.gov.wales/land-transaction-tax-calculator.
VAT is charged at 20%
Other charges to be considered;
- In the case of a leasehold property or a freehold property subject to maintenance charges there may be a charge payable to the Landlord or managing agent for the registration of a Notice of Transfer and the name and address of your lender (if applicable). These charges will be notified to you once we have received the contract papers, but are likely to be in the range of £150-£300 + VAT.
Our legal fees are calculated on a fixed fee basis, however unforeseen complications in some instances do arise, and these may increase the costs of our service. For example these could include;
- If the legal title is defective or is unregistered.
- If a Deed of Variation is required.
- If you are purchasing more than one title or parcel of land.
Should we feel it necessary to vary our legal fees we would explain to you why we would need to do so.
When a property is re-mortgaged the following extra costs (which are not included in the figure above) may be payable;
- Identity and AML verification check – £30 + VAT per person.
- Telegraphic Transfer Fee (CHAPS) £30 + VAT. This covers the cost of transmission of funds, if you have more than one Lender or you require us to transfer funds to your account additional telegraphic transfer fees may be payable.
- Consumer Bank Account Check £3.75 + VAT to comply with due diligence and safeguard against the potential for cybercrime a charge will be made to check the validity of your bank account, should there be a balance due to you.
- Conveyancing searches: your lender may require searches to be completed in order to comply with your new mortgage offer. Should this be necessary we will advise you once we have reviewed the mortgage offer.
- Obtaining official copies of the title from the Land Registry £15 + VAT – if your property has more than one title or there are further documents referred to in the title there may be additional charges payable.
- Land Registry Searches £7.00 + VAT – We will carry out searches with the Land Registry prior to completion. If you are obtaining a mortgage we will need to carry out bankruptcy searches against each named party. If the property you are purchasing has multiple parcels of land or titles additional Land Registry searches will apply.
- Land Registry Registration fee These are dependent on the remortgage value of the property. If the property you are remortgaging includes multiple parcels of land the Land Registry registration fees may be subject to variation. If you re remortgaging a leasehold property or freehold property with a maintenance charge, there may be a charge payable to your landlord or the managing agent to register your new mortgage.
